What to do, step by step

  1. Part 1 — The asset and the thesis (200-300 words): identify one real plot, flat, house or small building that is actually for sale or lease and that you could plausibly afford or finance. State the strategy — land banking, buy-to-let, shortlet, build-to-sell or owner-occupy — who the buyer or tenant would be, and the return you expect and why.
  2. Part 2 — Title evidence: name the title the seller claims (C of O, governor's consent, registered deed, excision/gazette, R of O, family receipt or other), obtain a copy of the survey plan and title document, and record the result of a land-registry search or charting (or, if you cannot yet pay for one, the exact steps, office, fee and time it would take, and what you would look for). State whether the land is under government acquisition and how you know.
  3. Part 3 — Due diligence: document a physical visit with photographs, the neighbours and boundary check, the seller's identity and authority (family principal members, developer's CAC and LASRERA registration, agent's registration), any existing occupiers or disputes, and access to road, power and water.
  4. Part 4 — The numbers (spreadsheet, shared): purchase price, agent's fee, lawyer's fee, survey, search and charting, stamp duty, consent and registration at 2026 rates, development levies or service charge, and for rentals the gross and net yield after vacancy, management, maintenance, land use charge and income tax; for land banking the holding costs and a real-terms return at an assumed inflation rate; for development a build cost per square metre and margin. Show the total cost to own and the return under a base case and a bad case.
  5. Part 5 — Risks: rank the five biggest risks to this specific deal (title, fraud, liquidity, regulation, financing, construction, market) with the evidence for each and what would mitigate it.
  6. Part 6 — The decision (200-300 words): buy, negotiate (to what price or terms), or walk away, with reasoning that a bank credit officer or a sceptical family elder would accept. Put the memo, the evidence images and the spreadsheet in one shared folder and submit the link.
